What Landlords and Buyers Actually Look At

If you're moving out of a place in Sandy Springs, whether it's a condo near Perimeter Center, a townhome off Roswell Road, or a larger single-family home, the people walking through after you leave are not doing a casual glance. Landlords want their unit back in rentable condition. Buyers have just made a significant financial decision and they notice everything. A thorough move-out clean is what closes that gap between what you leave behind and what they expect to find.

The rooms that get the hardest look are almost always the kitchen and the bathrooms. In the kitchen, inspectors and buyers run a finger along the top of the range, check the inside of the microwave, and look at the backsplash behind the stove. Grease builds up in ways that are easy to miss when you're living there every day. In bathrooms, they check grout lines, the base of the toilet, the shower door tracks, and underneath the sink cabinet. Any sign of mold or standing moisture gets flagged fast, and North Atlanta's hot, humid summers do not help.

Secondary areas that get more attention than people expect include the laundry closet or room, the inside of closets, window sills, light switch plates, and baseboards. Bedrooms are examined for scuffs, but they're also checked for dust and general cleanliness. Entry areas take a lot of abuse, especially with Georgia red clay working its way in from outside. If your home has a mudroom or a tiled entry, that area needs focused attention.

Add-Ons Worth Requesting for a Move-Out Clean

Our standard move-out cleaning covers the surfaces, fixtures, and rooms you'd expect. But there are several areas that are not included by default and that genuinely move the needle when a landlord or buyer is making their assessment. These are available as add-ons and get priced into your quote when you mention them.

• Inside the oven: Baked-on grease and carbon buildup are one of the most common reasons landlords withhold part of a deposit. An oven clean is a straightforward add-on and it is almost always worth it.
• Inside the refrigerator: If you're leaving the fridge behind, it needs to be clean inside and out, including the drip tray and door seals. Spills and odors are obvious to anyone walking in.
• Inside cabinets and drawers: Empty cabinets still hold crumbs, grease residue, and liner paper. This is another item landlords check and another reason to add it to the scope.
• Baseboards: Not included in a standard clean. In larger homes in Sandy Springs, Johns Creek, or Alpharetta, baseboards cover a lot of linear footage. They collect dust and scuffs and they stand out when a room is otherwise empty.
• Interior windows: Natural light shows every smear on glass. If your home gets good light, interior windows are worth adding.
• A/C vents: Dusty vents look neglected. In a home where everything else is clean, dusty vents get noticed.

This is one of the most practical parts of how we work. Moving out involves a lot of logistics, and being physically present for the clean is not one of the things you need to manage. You can leave a key, a lockbox code, or a door code and we take care of the rest. We're open seven days a week from 7am to 7pm, so scheduling around a moving truck or a closing appointment is straightforward.

We're fully insured and bonded, and every cleaner is background-checked. If you notice anything within 48 hours of the clean, contact us and we'll come back to re-clean that area or work out a partial refund. That policy matters when you're dealing with a landlord walkthrough or a buyer's final inspection.
